A smart thermostat is easy to buy and surprisingly easy to get wrong. In a renovation, it should not be treated as a gadget on the wall. It is the control point for a larger climate system, and if the wiring, zoning, and sensor placement are not thought through early, the result is usually a screen that looks modern while the house still heats and cools in the wrong places. When I walk a project in the rough-in phase, I am usually less interested in the display and more interested in what the equipment, the wall cavities, and the room layout are really doing.
How a smart thermostat fits the rest of the house
A smart thermostat does its best work when it is part of the design, not the afterthought. If the air handler is serving a single open plan, the control only sees one part of the house at a time. If the home has multiple zones, even better, but the zoning has to match how people actually live. Bedrooms that stay closed during the day do not need to be managed the same way as a south-facing great room that soaks up heat for six hours.
The bigger mistake is expecting the control to fix a bad HVAC plan. It cannot compensate for undersized returns, a weak trunk line, or a room with a massive glass wall that gets hammered every afternoon. In those houses, the most useful step is often to improve the system first and let the thermostat handle scheduling, setback, and coordination instead of pretending to be a miracle worker.
Placement matters more than the screen
The wall location is where a lot of installs go sideways. Put the sensor where it sees a representative slice of the house, not direct sun, not above a supply register, not next to a kitchen, and not in a drafty path from an exterior door. An interior wall in a central hall is often fine, but only if that hall actually reflects the living area and not a forgotten corner that runs cooler than the rest of the house.
I also pay attention to the height and the finish work. If the thermostat sits in a visually awkward spot, clients tend to ignore it, cover it, or move furniture around it in ways that make the reading worse. A clean mounting location, decent wiring access, and enough clearance around the device matter more than the size of the display. The thermostat is not just a control point; it is a measurement device. Bad measurements create bad comfort.

What the wiring has to support
New work is the time to make the wiring honest. Many modern controls want a common wire, and while there are workarounds, they are usually a compromise you feel later. If you are opening walls anyway, run the right cable now and give the system the support it needs. That is especially true with heat pumps, staged heating and cooling, or any setup that will eventually need more than simple on and off behavior.
This is also where short-term thinking creates year-three headaches. A battery-powered device may be fine in a rental or a quick update, but in a renovation I want a setup that disappears into the house and stays stable. If the equipment will be tied to occupancy sensors, a dehumidifier, or another climate layer, make sure the control path is clear before the drywall goes back up. No one enjoys chasing a wiring problem after paint, trim, and furniture are already in place.
On older homes, the rough-in conversation matters even more. A lot of retrofits look simple until you discover the wall box has no spare conductor. Then the installer is forced into a workaround, a visible patch, or a compromise in how the device is powered. None of those are elegant. If the walls are open, give the thermostat a proper home and leave room for future sensors or control expansion. That is cheaper than reopening finished walls later.
Where a smart thermostat earns its keep
A smart thermostat becomes useful when it stops acting alone. In homes with motorized shades, for example, the climate strategy can react to solar gain instead of fighting it all afternoon. A west-facing room with the shades down before peak heat is a different room than the same space with open glass and no shading. That is the kind of coordination that makes comfort feel effortless.
The same logic applies to occupancy. If a room sits empty most of the day, there is no reason to condition it like a conference space. If the house is often vacant for travel, a good schedule with remote access is enough; if the house is busy with different wake-up times, the control logic should be a little smarter. The point is not to fill the wall with features. The point is to keep the HVAC system from working harder than it needs to.

What fails in year three
The third-year problem is usually not the hardware. It is the routine. Someone forgets the account login. A battery-powered sensor gets ignored until it dies. The schedule is so fussy that the family stops touching it and starts using the front-panel override only. By then the system still functions, but it no longer feels worth the effort.
Once the family starts living with the house, the weak setup becomes obvious. The dining room overheats during dinner because the sensor sits in a cooler hall. The bedroom feels fine at night but drifts during the day. Those are not app failures; they are design failures that the device simply reveals. That is why I prefer simple rules over clever ones. If the home has a predictable morning and evening pattern, keep the schedule readable. If there are zones, make sure each one earns its place with a real comfort difference.
When simpler wins
Not every renovation needs a high-feature control story. A smaller house with a straightforward HVAC layout can run beautifully on a plain, well-located controller and a clean schedule. In those cases, the smartest move is often to spend the effort on duct balance, equipment sizing, or a better zoning plan instead of chasing another layer of app logic. The house feels better when the system is right, not when the screen is busy.
If you are still in design or rough-in, this is the moment to decide what the thermostat is supposed to do and what it is not supposed to do. Let it manage the climate layer, not rescue a bad plan. When the wiring is right, the location is right, and the rest of the house is designed around how people live, the result is a setup that stays useful long after the novelty wears off. That is when a smart thermostat earns its place.
